A fire door inspection is only useful once it exists on paper. Audits are booked weeks in advance, insurers ask for current evidence at renewal, and a managing agent reporting to a board cannot present a survey that has not been written up yet.

What the law actually requires

Fire door duties sit with the Responsible Person. The instruments below set what has to happen, and how often, depending on the building.

Regulatory Reform (Fire Safety) Order 2005, article 17

The Responsible Person must keep fire doors and their self-closing devices in effective working order and in good repair. Applies in England and Wales.

Fire Safety (England) Regulations 2022, regulation 10

In force 23 January 2023. In multi-occupied residential buildings with a storey above 11 metres: quarterly checks of communal fire doors, and best-endeavours annual checks of flat entrance doors that open onto common parts. All multi-occupied residential buildings must give residents fire door safety information. England only.

Everywhere else

Outside those buildings there is no fixed statutory interval. The fire risk assessment sets the frequency, with six to twelve months a common benchmark for commercial and institutional premises.

Common questions

Whenever your fire risk assessment calls for one, and by law in higher-risk residential buildings. In England, multi-occupied residential buildings with a storey above 11 metres need quarterly checks of communal fire doors and best-endeavours annual checks of flat entrance doors under regulation 10 of the Fire Safety (England) Regulations 2022. Inspections are also commonly triggered by a change of use, refurbishment works, a new insurer, or an enforcement visit.

Every door with a fire-resisting function: communal and stairwell doors, flat entrance doors, cross-corridor doors, riser and cupboard doors, plant and bin room doors, and doors onto protected escape routes. We survey the door, frame, seals, glazing, hinges, closer and signage as one assembly, because a compliant leaf in a damaged frame still fails.

Quarterly for communal doors and annually for flat entrance doors in the taller residential buildings covered by regulation 10. In all other buildings the fire risk assessment sets the interval, and six to twelve months is a common benchmark, with more frequent checks in high-traffic settings such as schools, hotels and care homes.

The Responsible Person under the Regulatory Reform (Fire Safety) Order 2005: usually the building owner, freeholder, managing agent or employer. That duty cannot be delegated away, but it can be evidenced. Our report gives you a dated, photographed record of the condition of every door inspected.
